Welcome to Woodlawn

The Woodlawn neighborhood is an unexpected treasure in the North Portland area. Nestled between I-5 to the west and the Portland International Airport in the east, south of the Columbia Slough, and north of the bustle of Alberta’s commercial thoroughfare, many Portland residents have no doubt passed Woodlawn during their commute to somewhere else, never thinking to stop. But those who take the time to seek out this neighborhood’s many charms will discover a thriving community that forges a historical past with a forward-looking present. 

A down-to-earth and family-oriented neighborhood, Woodlawn has grown a lot in recent years and likely has a lot more growing to do. With a welcoming attitude and many appealing amenities, the Woodlawn neighborhood is a lovely place to put down roots on Portland’s north side.

History Lingers in the Present

As the oldest settlement in the Albina area, Woodlawn has a ton of history to its name. That history began in the 1860s, during the final years of the American Civil War. The area that would become Woodlawn’s picturesque historic district started as a simple, unincorporated village. The railroad’s arrival in the 1880s quite literally put the tiny town on the map, when in 1890, the local area was finally plotted as “Woodlawn,” the name it has kept ever since. 

Once Woodlawn lay at the end of the Portland streetcar network, but that public transit option has since disappeared. The memory of Woodlawn’s streetcars is written into its streets, whose unusual angles helped accommodate the streetcar service. Now buses and bicycles are the premier way to get around the Woodlawn area or reach the amenities in Portland’s other nearby neighborhoods. Though the train depot in Woodlawn has not operated in many years, you can still hear the sound of the freight trains rumbling past in the north of town.

Today, Woodlawn boasts over 14 businesses on the historic registry. In fact, the entire neighborhood is designated as a Historic Conservation District, which is defined as “geographic areas that are significant at the neighborhood level.”

Woodlawn in the Modern Era

Woodlawn’s historical past and status as a Conservation District have helped it retain its unique character and feel even as the modern world creeps in at the edges. Now popular new amenities coexist beside Woodlawn’s historic buildings, and it’s easy to find a good bite to eat or a good cup of coffee. 

Woodlawn Coffee and Pastry is an excellent place to start your day, with its cozy hardwood floors and delicious offerings from breakfast to dessert. Firehouse is a superb place for wood-fired pizzas in Woodlawn’s downtown, but you can also check out Breakside Brewpub for American eats less than a block away.

If Woodlawn’s history appeals to you, The Oregon Public House is a pub in a 100-year-old building serving meals for a good cause: it’s also a nonprofit that partners with multiple charities.

At the end of the day, check out the Retro Game Bar for a quintessential Portland vintage experience, where you can grab a bite, sip a craft cocktail, and play old arcade games for maximum nostalgia. With a strong community of locally-owned businesses, Woodlawn shows that growth is possible while maintaining what made the area great in the first place.

What Makes Woodlawn Special?

 

Due to its proximity to Portland’s riverside area, Woodlawn’s character ranges from industrial to charmingly historic. But despite being so close to a bustling hub of shipment and manufacturing, Woodlawn maintains a homey feel and even has several parks. Woodlawn Park has a basketball court and sports fields, a disabled access play area and restroom, paved paths, picnic tables, a playground, and even a splash park for kids. Farragut, Alberta, and Holman Parks are all nearby as well. It’s a great neighborhood for cyclists, and you’re likely to see a large number of pro-cycling bumper stickers as well as actual bicycle traffic on Woodlawn’s roads.

It’s clear that green spaces are a vital part of the Woodlawn community, which has invested in them accordingly. The Woodlawn Children’s Garden Program was launched in 2008 in collaboration with the Portland Trail Blazers and Fred Meyer, bringing volunteers together from both organizations to restore the community garden. It’s now a fantastic community hub within walking distance of Woodlawn’s downtown.

Another benefit to living in Woodlawn is the easy commute. It’s only a 15-minute drive to get to either downtown Portland or Vancouver in good traffic, and a mere 10-minutes to get to the airport. The proximity to Jantzen beach means Woodlawn residents have easy access to a vast number of large retail stores a quick jaunt away. And though Woodlawn may have a more low-key and quiet vibe, Alberta street is a scant mile and a half away and has an excellent nightlife scene.

The Woodlawn Real Estate Market

Woodlawn hosts a wide variety of house types, and a large scope of housing prices to match. On a stroll through Woodlawn’s residential areas, you can expect to see a lot of Craftsman bungalows, Queen Annes, and even the odd Victorian, with new construction and condos mixed in between. Many Woodlawn residents have lived here for generations, with deep, long-lasting ties to the area. Seventy percent of people living in Woodlawn still own their homes, making the rental market especially tight.
