Tigard: Far More Than Meets the Eye

A quick drive southwest from Portland’s center lies the comfortable community of Tigard. With wide green parks and a wonderful school system, Tigard is a great place for families looking to put down roots. Though unassuming at first, Tigard also has its eye on future developments with projects such as City Center Futures and the upcoming Universal Plaza. Overall Tigard is a safe, quiet place to live with many exciting new projects in store for its residents. 

Tigard began as a town named after Wilson Tigard, who bought a claim to the land in 1852 with two Spanish cows. From its humble beginnings, Tigard has exploded into a center of commerce within the Portland metropolitan area. Its population has soared to over 50,000 people drawn by the proximity to Portland and the city’s great schools.

Jobs, Community, and Nature

Though appealing as a more affordable location a step away from city life, Tigard is a thriving community with many job prospects of its own. Consumer Cellular, Gerber Legendary Blades, LaCie, NuScale Power, and Stash Tea Company are all based in Tigard. Fans of shopping rejoice: the largest mall in Oregon, the Washington Square Mall, is also located in Tigard. Having several work options so close at hand means that Tigard residents don’t need to commit to a Portland commute. 

One thing Tigard doesn’t have is much to do after dark. Because Tigard’s nightlife tends to involve mostly sleeping, those looking for a bit more excitement might want to consider a different Portland area such as the Hollywood or Lloyd District or plan on trips into the city. However, families can rest assured that Tigard is far safer than Portland itself. 

Another appealing element of living in Tigard is access to many beautiful parks. As of September 4th, playgrounds at all parks are open to the public, which is great news for families with children. Check out Cook Park’s lovely Tupling Butterfly Garden for gorgeous blooms and butterflies all summer long. The tranquil waters at Summerlake Park are a balm to any soul, with lots of recreation activities standing by for when pondering the lake gets old. Lastly, the Fanno Creek trail is a great spot for anyone looking to amble over 4.5 miles of ADA accessible trails.

A Number of Neighborhoods

Tigard offers a wide variety of places to live within its limits. True to its focus on education, the districts split the city into neighborhoods around schools and transportation routes. Of Tigard’s 14 communities, many have sprouted monikers as they developed their own natural character. 

North Tigard

Locals in North Tigard have a lot to love. On Trulia.com, residents have given it a score of over 90 percent for walkability to grocery stores and restaurants. The area has many appealing dining options to choose from, including T’efinition for boba tea in chic digs and Din Tai Fung for a broad selection of Taiwanese dishes. The neighborhood also receives top marks for being dog friendly, and parking is a breeze. 

The Tigard Triangle

The Tigard Triangle, named for the triangular intersection of I-5, Highway 99, and Highway 217, is an area roughly the size of Downtown Portland. Despite being accessible to so many convenient roads, the area currently faces some development issues. According to the Tigard city website, “the Tigard Triangle is full of potential, but lacks basic infrastructure.” However, the city has laid out some exciting plans to make the area a vibrant, walkable commerce center. These exciting plans make the Triangle a place to keep an eye on in the future. 

Downtown Tigard

Typically, the downtown area plays host to several exciting events such as ArtWalk, Taste of Tigard, and Latino Fest. COVID-19 may have derailed many of these typical activities, but the city has been pushing back with online events and the Shop Tigard! initiative to focus on local businesses. The Universal Plaza is an exciting new construction project set for completion in 2022, which will provide even more space for future events. The city has also commissioned two new murals for its Outdoor Museum. The area also boasts a number of dining options.

A Look at Tigard’s Real Estate

 

The real estate website Niche.com describes the feel of Tigard as an urban-suburban mix. The majority of people in Tigard own their homes, which helps contribute to the area’s settled, suburban feel. Zillow sets the average home price in Tigard at over $464,000, with a hot real estate market. 

However, those not ready to buy a home will certainly find a lot to love about renting in Tigard. While a two bedroom Tigard home might rent for $1,300 a month, you’d be looking at an average of over $3,300 a month for a comparable Portland home. A 20-minute commute to the city makes Tigard a great option for families looking for room to spread out while sticking close to career options.
