Beautiful, Historic Irvington

Irvington is a classic neighborhood with a new surprise around every street corner. Located in the heart of Northeast Portland, Irvington is chock full of exciting history, cute eateries, and gorgeously maintained homes. The community prides itself on being “one of Portland’s most vibrant and liveable neighborhoods,” and it’s easy to see why. Here’s a look at the Irvington neighborhood and why it’s one of the area’s most popular neighborhoods to live in.

A Long And Storied History

One look at the large, old-growth trees which line Irvington’s streets shows that this neighborhood values its past. Irvington gets its name from the Irving Donation Land Claim of 1851, which encompassed the neighborhood’s modern footprint. Originally on land claimed by riverboat captain William Irving, the neighborhood’s history stretches back to 1887, which saw the area’s original streets laid out. Like Woodlawn, Irvington is a historical streetcar district now transformed into an excellent neighborhood for cyclists.

Irvington’s residents have long been dedicated to maintaining the look and feel of its neighborhood. As early as the 1920s, the question of introducing commercial development into a residential area was a hot topic. In fact, when a grocery store sought permission to break ground in the center of the neighborhood, homeowners were so hesitant to change the area’s character that the architect designed it to look just like a house. Many other buildings, including the area’s firehouse, followed this trend. Now, Irvington’s history remains close to the surface for all to see. 26 residences within its bounds are on the National Registry of Historic Places, as is the entire neighborhood itself.

Interconnected Irvington

Irvington borders several popular neighborhoods, making it an excellent option for people who like to explore farther afield. Irvington shares a border with Alameda, Sabin, and King to the north, Grant Park to the east, Sullivan’s Gulch and the Lloyd District to the south, and Eliot to the west. Sabin and Alameda overlap Irvington slightly due to a quirk of the neighborhoods’ boundaries.

Fans of nightlife and shopping will be happy about Irvington’s proximity to the Lloyd District, whose glittering amenities and bustling mall provide all that a modern consumer could need. You can even catch a MAX ride in the Lloyd district if you’re looking to get downtown without a car. For those who want easy access to the rest of the area, the nearby I-84 and I-5 onramps provide a quick getaway. Irvington lies just across the river from downtown Portland and a straight shot across the I-5 bridge from up-and-coming Vancouver. Overall, there are tons of ways to get out and about in the area close to Irvington.

A Top-Tier Community

An active and dedicated community is a large part of what makes Irvington such a wonderful place to live. While many neighborhood associations might amount to little more than a few neighborhood watch signs and a half hearted campaign to stop littering, Irvington implements a whole new level of community engagement. The Irvington Community Association was founded in 1966 and is still going strong more than 50 years later. The Association is actively involved in improving the neighborhood with an active board and well-attended monthly meetings. When you move to Irvington, you move to a community that cares.

Of course, the foundations of any community are its schools and public spaces. Irvington boasts five schools ranging from elementary to high school, so your child’s entire education can happen right in the neighborhood. The area may only host one major park within its boundaries, but Irving Park is hardly in need of competition. With picnic areas, sports fields, an off-leash dog park, and a playground with a splash fountain, the park provides sixteen acres of outdoor enjoyment for the neighborhood’s residents. The Irvington Community Association ensures that the park is continually improved, with plans for a perimeter path around the park itself currently in motion.

Irvington’s Gorgeous Homes

Irvington values its historic roots, and you can see that reflected in the variety of houses. This is the best neighborhood to find a span of Colonial Revival, Queen Anne, and Craftsman-style residences. Irvington boasts so many picturesque homes that they even have an Instagram account. The Irvington Home Tour is the longest continuously-running home tour in Portland, having been around since 1967. Due to the pandemic, the home tour will soon go digital. The tour will include photo galleries of eight different historic homes in the Irvington district. Since everything is going online, even those who don’t live in the area will be able to enjoy the beauty of these stately houses! Fans of architecture will be happy to see how these old homes have been lovingly updated to retain their historic charm.

With so many high-quality and historic homes, it’s little surprise the Irvington market is so tight. According to the real estate website Zillow, the average value of a home in Irvington is a whopping $860,638. This price has only increased year by year, skyrocketing up an additional average of $150,000 in the past year and a half alone. Renting is a far more reasonable option for many would-be Irvington residents, but that market is competitive too.

Either finding a place to rent or trying to put your property on the market is a high-stakes game these days. That’s why many Portlanders have found help from a property management company.
