The Alameda Neighborhood Is One Of Portland’s Finest

In the early 1900s, the Alameda Land Company annexed the Alameda Park subdivision to the City of Portland. A year later, the Broadway Streetcar line began servicing the area, causing families to flock to what then was the eastern edge of the city. Today, more than a century later, Alameda is one of the most desirable neighborhoods in the entire city. 

Located between the Beaumont and Hollywood neighborhoods in inner northeast Portland, Alameda sits south of Prescott, north of Knott, west of 33rd Ave, and east of 24th Ave. Most of the homes here were built between 1900 and 1940 and sit on large lots amidst beautiful tree-lined streets. 

Running through the neighborhood is Alameda Ridge, made up of gravel deposited by the Missoula floods. Atop the 250 foot ridge sits old craftsman, Tudor, and colonial-style homes featuring incredible views of downtown. 

Neighborhood visitors can hike Alameda Ridge via a 4-mile long urban trail connected by a series of hidden public staircases allowing you to climb among some of the grandest homes old Portland has to offer.

Neighborhood Amenities

In addition to being a beautiful neighborhood, Alameda also offers amenities any Portland resident would love. Freemont Street is the main east-west byway running through the community and also serves as Alameda’s commercial district. There you’ll find locally-owned coffee shops, restaurants, retail shops, and many other service providers. The neighborhood is also located near several organic grocery stores as well as two farmer’s markets in nearby neighborhoods.

Alameda is close to downtown. With multiple bus routes offering frequent trips to the city center, as well as a bike greenway running along 26th and Klickitat, it’s no surprise that more than 20% of neighborhood residents choose to commute by bike or public transportation. 

Neighborhood families enjoy using one of the neighborhood’s three nearby parks. Wilshire Park features 14 acres of playgrounds, sports fields, and trails. Grant Park to the neighborhood’s southeast was the setting for many of famed Portland-author Beverly Cleary’s books and is today home to the Beverly Cleary Sculpture Garden for Children. To the west, Irving Park is a favorite summer destination for neighborhood kids as they cool off at the park’s splash pad. 

Not only does the neighborhood enjoy an easy commute and great parks, but Alameda residents are also close to the Alberta Arts, Williams, and Hollywood districts. These areas feature some of the finest dining, entertainment, and shopping destinations in the entire city.

Alameda Schools

Alameda Elementary School sits at the center of the neighborhood and is one of the top-rated public schools in the city. According to greatschools.org, Alameda Elementary ranked 10 out of 10 for test scores, with students ranking highly in English, math, and science. Alameda Elementary also features a low student/teacher ratio and employs a highly experienced teaching staff.

From Alameda Elementary, most neighborhood children move on to attend Beaumont Middle School and Grant High. Families looking for other educational options can send their children to The Madeleine School, a 100-year old private parish school serving K-8th grade, located just a few blocks to the southwest of Alameda Elementary.

The neighborhood ranking website Niche.com give Alameda an A+ thanks to factors like its above-average public schools, plentiful outdoor activities, low crime rate, ease of commute, and diversity. As a result, it’s no surprise that 92% of neighborhood residents own their homes. 

These factors make Alameda an excellent neighborhood for investment property owners. Competition is low. And the neighborhood’s desirability means rental homes in this area will be in high demand among a group of highly-qualified potential tenants, and will also command top-dollar rental fees.
